BUILDING/STRUCTURAL SURVEY
For Clients intending a freehold purchase any significant defects identified in the survey can be used to renegotiate purchase price
For Clients intending to occupy on a Leasehold basis the survey will outline the state of repair and hence their likely obligations under repairing covenants. In such circumstances, subject to Landlord's agreement, a Schedule of Condition (refer to relevant survey type) may be appropriate to protect against repairing covenants.

In order to provide a fixed fee quotation the following information is helpful

Type of property i.e. factory/shop

Construction type i.e. metal clad/brick with pitched roof

Floor area (usually available from Agents particulars)

Approximate age of property

Any unusual factors

The intended basis of occupation (i.e. Freehold/Leasehold) to enable the Surveyor to advise on the appropriate survey


DEFECT SURVEY
Existing occupants in particular often have a requirement for a report on a particular defect i.e. roof/dampness/rot and competitive fixed fee quotations can be provided.


MEASURED SURVEYS
Many Clients find a floor plan survey useful in determining optimum space planning and re-organisation of facilities. K Stubbs Associates can offer advice on space planning and alterations, refurbishment and extensions generally including where necessary obtaining statutory approvals and full design service (see Architectural).


CONDITION STOCK SURVEYS
To inspect premises and prepare Condition Sock Surveys for owners of large or municipal building portfolios


PLANNED MAINTENANCE
To inspect premises, prepare planned and preventative maintenance cycles/procedures and arrange 'Term Contracts' to ensure compliance with statutory requirements and cost effective Estate Management.
