HOME BUYERS SURVEY
The site survey is broadly similar to that for Building/Structural surveys (see Building/Stuctural Surveys), but by selecting this service Clients are accepting minor defects may not be reported. The report will cover and describe any serious defects. The Home Buyers Survey is usually suitable for traditional properties built post 1950. Unusual form of construction, older or dilapidated buildings and larger properties may be more appropriate for a full Building Survey. A Chartered Surveyor will be pleased to give advice in this regard.
In order to provide a fee quotation the following information is normally required:-
Approximate age of property
Construction type (i.e. stone or brick)
Size (i.e. number of rooms/bedrooms)
Location
Any unusual features
An approximate valuation (i.e. Vendor's purchase price) is also helpful
BUILDING/STRUCTURAL SURVEY
The Practice's Standard Condition of Engagement for Building Surveys outlines the scope, extent and limitations of the site inspection/survey report and we would be pleased to forward copies on request.

MORTGAGE SURVEY/DEFECTS
The Practice will be pleased to provide a fixed fee quotation for such reports with the cost dependent on the scope of inspection/report required. It is helpful in this regard if when seeking a quotation the Client has a copy of the mortgage survey valuation queries to hand.
NEW HOUSE
To provide a fixed fee quotation the following information is helpful:-
Type of house (i.e. detached/brick built etc.)
Size of house (i.e. number of bedrooms)
Purchase price (this gives a guide as to size)
Location
Any unusual features
In recent years the Practice has been instructed to act for an increasing number of Clients dissatisfied with their new house. Where necessary subsequent negotiations with the Developer/N.H.B.C. and expert's reports for litigation/arbitration services (see Disputes Resolution) can be undertaken.
