SCHEDULE OF DILAPIDATIONS
Whether acting for the Landlord or Tenant the first step is always to consider the terms of the Lease.
When instructed by Landlords to prepare a Schedule a site inspection is carried out, breaches of repairing covenants are identified and listed on the Schedule together with works necessary to satisfy repairing covenants. Budget costs can be included where required/instructed. Schedules are prepared fully in accordance with RICS Dilapidations Protocol.
When instructed by a Tenant the Lease is reviewed, a site inspection undertaken and a detailed formal Response and costs (where appropriate) prepared along with all subsequent negotiations with Landlord's Surveyor.
