SCHEDULE OF CONDITION
Schedules of Condition incorporated into a lease protect Tenants against repairing liabilities for building defects. This involves a detailed inspection, the production of comprehensive schedules and photographs and where applicable agreeing the contents with other parties.

In order to provide a fixed fee quotation the following information is helpful.

Type of property i.e. factory/shop

Construction type i.e. metal clad/brick with pitched roof

Floor area (usually available from Agents particulars)

Approximate age of property

Any unusual features

Details of Lease/repairing covenants

Typical repairing covenants in F.R.I. Leases are onerous and place a responsibility on the Tenant to 'put and keep' the premises in repair. A Schedule of Condition records the state of repair at Lease commencement and is usually incorporated into the Lease with the Tenant's repairing obligations qualified by reference to the Schedule.

Schedules of Condition may also be required prior to certain building works commencing and are used as a reference point in the event of damage or a claim of damage arises.
